For many years, WIN has worked with the Ohio Housing Finance Agency (OHFA) to help first-time homebuyers. OHFA helps make housing affordable, and offers programs to make owning a home easier. They provide low-interest loans, tax credits, and other tools for people with low to moderate incomes.
Through this partnership, WIN offers one-on-one phone counseling for homebuyers. During a one-hour session, a WIN counselor explains the loan closing process, life as a homeowner, answers questions, and helps buyers understand their budget and finances. This counseling works alongside OHFA’s online homebuyer education, which includes lessons, a budget worksheet, and a short test to make sure buyers are ready to own a home.
After finishing the online module, a WIN counselor contacts the homebuyer within a few days to schedule the session. After the call, the counselor sends a certificate to OHFA, which lets the buyer move forward with their mortgage.
OHFA offers many affordable loan options, including FHA, VA, USDA-RD, and conventional loans, plus programs like the Single-Family Housing Tax Credit and Housing Preservation help.
