For Jerry Katenkamp, construction has been a lifelong passion. Growing up in a construction family, he began working on projects in elementary school. Last year, while looking for a route to a client in Clifton for his small contracting business, he discovered WIN. After learning about the organization’s mission, he offered his expertise.
Katenkamp serves as the construction manager for WIN’s Near-Net-Zero housing project in South Cumminsville. His enthusiasm for energy efficiency aligns perfectly with WIN’s commitment to sustainability. “I definitely like the opportunity to make something well insulated,” he shares.
The first phase of the Near-Net-Zero project includes the construction of seven homes. The first home on Agnes is in its final phase, with drywall installation underway. The second home on Borden St. is preparing for inspections before drywalling.
WIN’s homes are LEED-Gold, well-insulated, and equipped with solar panels, making them cutting-edge examples of sustainable, affordable housing. Katenkamp explained that the project incorporates SIP (Structural Insulated Panel) walls, double-layer sealants, and tight air sealing to maximize energy efficiency. Homes feature electric HVAC mini-split systems for better air quality and lower utility costs. “Sealing the houses tightly is critical,” Katenkamp explains. “You’d be surprised how many small gaps exist. These homes will be easier to heat and cool, making energy bills more manageable.”
Katenkamp reported that WIN is preparing to launch the next five home in its Near-Net-Zero project. While two will follow the current design, the remaining three will feature new layouts based on site constraints and opportunities. At least two homes will break ground this summer, potentially including a ranch-style model.
“WIN wants low-to-moderate income families to have affordable, healthy, energy-efficient homes. Homeownership helps families build equity, creating inter-generational wealth. We are grateful for our many partners who are making this project, which is unique for a low-income community, a reality,” said WIN’s executive director S. Barbara Busch.
