Melanie Daniels, HUD-Certified Housing Counselor at Working In Neighborhoods.Melanie Daniels brings 15 years of experience in underwriting and finance to her new role as a HUD-certified housing counselor at Working In Neighborhoods (WIN). For her, the transition is personal.

“I like helping people. I have a passion for seeing people do well,” Daniels said. “When I saw the ad for the housing counselor position at WIN, I thought—that’s something I could get behind.”

Daniels’ insider knowledge of the mortgage industry is now working for the community. “I’m a former insider, and now I know how to help people go through the loan process. I help people not make the pitfalls that keep them from getting a loan.”

Her approach is both practical and empowering. “I try to get to know people and ask, ‘What do you need me to help you do?’ I’m a facilitator and an advocator.”

Whether it’s preparing clients for homeownership, helping them avoid foreclosure, or teaching financial skills, Daniels tailors support to individual needs. “It’s not just about what you can afford—it’s about how you can save for your future and manage a home for a lifetime.”

She sees housing as a vehicle for stability and generational wealth. “It’s not just buying a home. It means being in a good neighborhood, a good school district, and passing down an asset to your children.”

Daniels is clear about her first-year goal: “I would love to have all of my clients buy a home. Just be patient and work the plan. There’s light at the end of the tunnel.”
